A house with room to breathe

Most large houses are designed to sleep as many people as possible. Waterwynch was designed differently, built around how large groups actually spend time together.

The result is eleven distinct shared spaces, each with its own character and purpose. Gather for long dinners in the Dining Room, find your corner in the Bar or Billiard Room, settle in for a film, or lose an evening in the Music Room. The house adapts to every kind of stay and every kind of group.

At Waterwynch, the living spaces are not the gap between the bedrooms. They are the point.

Sky Room

With generous seating, a grand piano, and a 100-inch screen with surround sound, it’s a space designed for both quiet moments and shared experiences.

On clear days the view from the Sky Room extends across Carmarthen Bay to the Gower Peninsula and beyond.

Dining Room

Set alongside the Sky Room, the dining room enjoys sweeping views across Carmarthen Bay towards the Gower Peninsula, and on clear days as far as Devon.

 Comfortably seating up to 34 guests, the space can be arranged to suit everything from relaxed group meals to more formal celebrations, creating a setting that feels both generous and adaptable.

Billiard Room

The billiard table itself dates from the 1920s and has been part of the house ever since.

Comfortable seating invites spectators to settle in, while a games table and well-stocked board game cabinet make it just as suited to quieter moments as it is to more competitive evenings. There’s something for everyone.

Bar

A relaxed, sociable bar area designed for evenings that unfold at your own pace. Fully equipped with multiple bar and wine fridges, an ice machine, cocktail sets and a glass washer, it has everything needed for sociable entertaining.

With a flat screen TV and karaoke, it easily shifts from laid-back drinks to more lively celebrations. It’s a natural place to gather as the day turns into night.

Family Kitchen

At the heart of the house is a spacious, welcoming kitchen designed for gathering as much as cooking.

A large island and breakfast bar create a natural place to come together, while the six-door AGA range cooker with induction hob, large fridge freezer, espresso machine and two dishwashers ensure everything is set up for effortless group living.

Generous supplies of glassware, crockery and cutlery are thoughtfully arranged across both kitchens, making everything easy to find whether you’re cooking yourselves or hosting with caterers.

Catering Kitchen

A fully equipped catering kitchen designed for seamless entertaining. With dual ovens, sinks, fridges and a freezer, it provides a dedicated space for professional caterers to prepare and serve without interrupting the flow of the house.

This allows everything to run effortlessly behind the scenes, while guests enjoy the occasion.

Perfect for everything from relaxed group meals to fully catered celebrations, and equally suited to more informal moments — from shared cooking to family bake-offs.

Cinema Room

The cinema room offers a space to unwind together after a day by the sea.

An 83-inch screen and full surround sound create an immersive viewing experience, with theatre curtains allowing the room to be fully enclosed for a true cinema feel.

With access to major streaming services including Netflix, Amazon Prime, Disney+, and Sky Sports and Entertainment, everything is in place for relaxed film nights, big matches, or simply switching off together.

Music Room

With a drum kit, percussion instruments, bass and electric guitars, a PA system, and amplifiers, everything is in place for informal sessions or more lively performances.

Arts & Crafts

A spacious, well-equipped arts and crafts room stocked for all ages and all levels of ambition. Paints, canvases, drawing materials, craft supplies and table games are all laid out and ready to use.

It works equally well as a quiet corner for anyone who wants time away from the group, a space for children to disappear into for an afternoon, or a shared activity that brings everyone together around the table.

Therapy Room

The Great Hall

A striking, open space that extends from the front entrance through to the top beachside terrace, creating a natural sense of flow through the house.

Perfect for pre-dinner drinks, afternoon tea or a champagne reception, it provides an elegant setting for gathering and celebration.

The Great Hall also encompasses a galleried landing, along with a library and reading area for more relaxed moments.
